Bendigo Bank’s home loans

There are two main home loans available at Bendigo. The Complete, and the Express. The former is available for new home loan and refinances. It has tiered interest rates based on Loan to Value Ratio (LVR) with higher rates for higher LVR loans, and can only be applied for in branch. It has a $15 monthly service fee.

The latter currently offers lower fixed and variable rates than the complete home loan and is online only, while the monthly fee is just $10.

Low doc home loan

The SmartDoc service allows self employed borrowers to get one of its home loans without needing to provide payslips and tax returns. It’s offered by Adelaide Bank, part of the Bendigo Group, and is available for loans up to 80% LVR (loans between 60 and 80% LVR need Lenders Mortgage Insurance).

The SmartDoc loan can be used for the following purposes:

  • Purchasing or refinancing an owner occupied or investment property

  • Debt consolidation

  • Bridging Finance

  • Construction of a new property

  • The purchase of vacant land

Getting pre-approval for a home loan with Bendigo

Bendigo offer a pre-qualification service for home loans, where customers are given the amount they will be able to borrow. This is not pre-approval, so your credit score is unaffected, while you won’t need to provide any paperwork, just information about your income, expenses and liabilities, as well as details about the property or type of property you intend to buy.

Who is eligible for a home loan with Bendigo?

Home loan applicants with Bendigo need to be employed, or if applying as a couple, at least one needs to be employed. Bendigo also only writes home loans for citizens or permanent residents of Australia.

Bendigo home loans can also be used as bridging finance for people looking to purchase a new property before the settlement date of the sale of their existing one, as well as the construction of a new property.

To verify your identity, you will need to provide Bendigo with at least one of the following:

  • Australian drivers license

  • Australian passport

  • Foreign passport and Australian visa

  • Medicare card

Proof of income and expenses

You’ll then need to demonstrate to Bendigo you’ll be able to repay the loan. If you’re an employee, you’ll need to provide information about the company you work for, your salary and provide payslips as proof. The self employed need to provide ABN information, extra details about the company and approximate profits.

You’ll also have to provide an estimate of your living expenses, and bank statements that verify this.
